Wholesale vs. Retail Mortgage 2026: What Borrowers Should Know and How to Explain It

The wholesale vs. retail distinction affects pricing, service, and who the borrower is actually working with. Here is how to explain it clearly.

When a borrower comes to a mortgage broker, they are working in the wholesale channel even if they do not know it. When they go directly to Rocket Mortgage or a bank, they are in the retail channel. Each channel has different economic structures, pricing dynamics, and service models. MLOs who can explain this distinction can use it to differentiate themselves and explain why the broker channel sometimes offers better pricing.

Retail Channel

  • In the retail channel, the lender originates directly to the borrower. The loan officer is employed by the lender.
  • Retail pricing is typically higher than wholesale because the lender bears all origination overhead (marketing, processing, underwriting, compliance, servicing infrastructure) and needs to recover those costs.
  • The consumer sees one entity throughout: they apply with Brand X, get underwritten by Brand X, and close with Brand X.
  • Retail lenders include direct-to-consumer operations like Rocket Mortgage, large bank mortgage divisions, and IMB retail operations.

Wholesale Channel

  • In the wholesale channel, the mortgage broker shops the loan to multiple wholesale lenders. The broker takes the application and the lender funds and underwrites the loan.
  • Wholesale lenders do not market directly to consumers. They compete on pricing, programs, and service to brokers.
  • The consumer often does not know who the lender is until closing. The lender on the closing disclosure is the wholesale lender, not the broker.
  • Pricing advantage: because wholesale lenders have lower marketing overhead, they can offer better pricing to brokers than retail divisions of the same bank or IMB offer to consumers.
