Rural Property Mortgage 2026: Acreage, Wells, Septic, and Private Roads in Underwriting

Rural properties are eligible for most standard mortgage programs, but well and septic inspections, private road requirements, and agricultural use overlays create specific underwriting conditions MLOs must manage.

Rural properties are not excluded from conventional, FHA, VA, or USDA financing. The eligibility rules are broader than many MLOs assume. The practical challenges are different: well and septic inspections, private road access documentation, large acreage appraisals, and agricultural use determinations require specific handling that differs from urban and suburban transactions.

Acreage and Agricultural Use

Fannie Mae has no specific maximum acreage limit, but the value of the improvements must dominate the appraisal. A 50-acre parcel where the land value equals the home value creates appraisal complexity: the property is not comparable to residential sales with small lots, and the appraiser must find suitable comparable rural sales. FHA reviews properties with more than 10 acres of land for agricultural use impact. Properties that are primarily agricultural in nature are not eligible for FHA residential financing.

Well and Septic Requirements

FHA and VA require a well water test if the property has a private well, particularly if the well is within 100 feet of the septic system or any known source of contamination. Conventional lenders typically require a well flow test and water quality test when a private well is present. Septic systems must be functional and not adversely affecting the habitable condition of the property. FHA appraisers are required to flag any evidence of septic system failure or non-functional well.

Private Road Access

Properties accessed solely by a private road require a recorded private road maintenance agreement. Fannie Mae requires a maintenance agreement signed by all property owners sharing the private road, recorded in the county land records, and obligating the owners to maintain the road and share costs. VA and FHA have similar requirements. Properties without adequate legal road access are not eligible for standard residential financing until access is legally secured.
