USDA Guaranteed loans are not limited to remote rural properties. Many suburban fringe communities, small towns, and even some areas adjacent to major metros are USDA-eligible. Checking eligibility at the specific address level -- not the ZIP code level -- is the only reliable method.

How USDA Defines Rural

USDA defines eligible rural areas based on population data from the Census. Properties in areas with a population under 35,000 that are outside major metro statistical areas are generally eligible. This definition captures a significant portion of the country and includes many suburban communities that borrowers -- and some loan officers -- don't think of as 'rural.'

Using the USDA Eligibility Map

USDA provides a property eligibility map at the USDA eligibility website. Enter the specific address to get a definitive eligibility determination. The map is updated periodically (typically after each Census release) and areas can change status. Always run the specific address at the time of application, not from memory of past eligibility.

Borderline and Changing Areas

Properties near the eligibility boundary deserve extra care. If a property is near the edge of an ineligible metro area, the USDA map may show it as eligible even if it is adjacent to suburban development. Confirm the full address including lot details. Areas that were eligible in prior years may have lost eligibility after a Census update.

What Happens After the Address Check

A positive address eligibility result is necessary but not sufficient. The borrower must also meet income limits and the property must meet USDA condition standards. Verify both simultaneously before promising the program to the borrower.
