Roof Condition and Mortgage Approval in 2026: FHA, VA, and Conventional Standards

Roof condition issues are flagged in a significant percentage of FHA and VA appraisals each year, and they are one of the leading causes of delayed closings. Understanding how each program defines an acceptable roof and what your repair options are will help you manage these files instead of being managed by them.

FHA Roof Standards

FHA Handbook 4000.1 requires the roof to have a remaining physical life of at least 2 years. The appraiser must note any evidence of leaks, missing shingles, or structural damage. If the roof does not meet this standard, FHA requires a roof inspection by a licensed roofing contractor. Repair, replacement, or a set-aside escrow for repair is required before the loan can close. Life expectancy of less than 2 years is a hard stop -- the lender cannot waive it.

VA Roof Standards

VA Minimum Property Requirements require the roof to prevent dampness and provide reasonable future utility. VA does not specify a remaining life standard the way FHA does, but a roof with active leaks or obvious near-term failure will be flagged by the VA appraiser. VA allows the lender to request a waiver for minor conditions that do not affect habitability, but a roof with structural issues will not receive one.

Conventional Roof Standards

  • Fannie Mae and Freddie Mac require the property to be in average or better condition; an appraiser noting a roof in poor condition can trigger a required inspection
  • Many lenders apply an overlay requiring a roof certification from a licensed contractor if the appraiser notes remaining life under 3 years
  • Seller-paid roof repair escrows are permitted on conventional; the seller can fund an escrow at closing that is released when the repair is completed post-closing
  • A seller repair credit is another option; the buyer uses it to pay for the repair after closing but must qualify for the full purchase price without the credit reducing the down payment
