Reconsideration Mortgage Denial 2026: How to Fight an Automated or Manual Denial

A mortgage denial is not always the end of the road. AUS and manual denials can often be overturned or retooled through additional documentation, restructuring, or placement with an alternative lender.

A mortgage denial is not always the end of the road. Both automated underwriting system (AUS) denials and manual underwriting denials can sometimes be overturned or retooled through additional documentation, a revised loan structure, or placement with an alternative lender.

Reconsidering an AUS Denial

DU or LP issues a Refer or Ineligible finding, not a human denial. This means the loan does not meet automated eligibility criteria for agency purchase. The path forward: identify which finding triggered the refer (DTI, LTV, credit score, property eligibility) and determine if it can be resolved. DTI issues may be resolved by paying down installment debt to close, adding a co-borrower, or increasing income documentation. Credit score issues may respond to rapid rescore, authorized user removal, or dispute resolution.

Reconsidering a Manual Denial

  • Request a full copy of the denial reasoning from the underwriter or their supervisor.
  • If the denial was based on income, provide additional documentation: supplemental tax returns, year-to-date P&L, or a CPA letter explaining the income methodology.
  • If denied based on credit, provide a letter of explanation with supporting documentation for each derogatory item and evidence of extenuating circumstances where applicable.
  • Some lenders allow escalation to a senior underwriter; a different underwriter may reach a different decision on a judgment-call file.

When to Move the Loan Elsewhere

Not every denial can or should be fought at the same lender. Some are structural: the lender does not offer the program the borrower needs. Non-QM lenders, portfolio lenders, and credit unions frequently have different appetite for the same scenario. Before moving the loan, document the denial reason and confirm the new lender can address it. Re-originating the same unresolvable file at multiple lenders generates unnecessary credit inquiries and erodes the borrower's trust.
