  • For larger affected areas, HUD may require an EPA-certified lead paint renovation contractor
  • The repair is typically a painted-over stabilization -- sanding the loose paint and applying a new coat; full abatement is rarely required unless the property is in severe condition
  • The lender must have written documentation confirming the repair was completed before funding; a re-inspection or photos with contractor statement are typical

Practical Tips for MLOs

If you are submitting an FHA purchase on a pre-1978 property, walk the client through the peeling paint issue before appraisal. Advise the seller's agent to address any visible deteriorated paint before the appraisal visit. A simple repaint of affected areas costs far less than a closing delay. On distressed or REO properties where the bank refuses repairs, a conventional loan may be a better choice even if the FHA rate is lower.
