Super Conforming vs True Jumbo

Super conforming loans fall between the standard one-unit conforming limit ($832,750 in 2026) and the high-cost area ceiling ($1,249,125 for one-unit properties in 2026). They are purchased by Fannie Mae and Freddie Mac under their high-balance loan programs. True jumbo loans exceed the applicable conforming limit and are funded through portfolio lenders, correspondent investors, or private label securitization. The two categories have different pricing, underwriting, and reserve requirements.

Pricing Differences

  • Super conforming loans typically price at a 0.125% to 0.375% premium to standard conforming loans due to slightly higher agency LLPAs
  • True jumbo pricing varies by lender and by month; during stable markets, true jumbo can price within 0.125% to 0.25% of super conforming
  • During credit stress or secondary market disruption, true jumbo spreads widen significantly relative to agency-backed super conforming

Underwriting Differences

Super conforming loans follow Fannie/Freddie guidelines with some additional requirements: reserves are typically 6 to 12 months PITI depending on the loan amount and DTI. True jumbo lenders set their own requirements, which often include 12 months PITI reserves, FICO minimums of 700 to 720, and maximum LTV of 80% for purchase (some lenders tighten to 75% on refinances).
