Private mortgage insurance (PMI), FHA mortgage insurance premium (MIP), and VA funding fees protect the lender in the event of default. Mortgage protection life insurance, term life, and whole life policies protect the borrower's family. These are two entirely different categories of financial products. What PMI and MIP Actually Cover

Mortgage Protection Life Insurance
Mortgage protection life insurance is a decreasing term policy whose death benefit mirrors the declining outstanding loan balance. If the borrower dies, the policy pays off the remaining mortgage. The beneficiary is often the lender directly, not the borrower's family. Premiums are typically higher than equivalent level term life insurance for the same initial face amount, and the coverage shrinks over time as the mortgage amortizes.
Term Life Is Usually More Efficient
A level term life policy at the same or higher face amount gives the beneficiary complete flexibility: they can pay off the mortgage, invest the proceeds, or use them for any other purpose. The death benefit does not decrease as the mortgage amortizes. For most borrowers with good health, a 20-year or 30-year term policy costs less than mortgage protection insurance and provides broader, more flexible coverage.
