Jumbo Reverse Mortgages: High-Value Home Options Beyond FHA Limits

How proprietary jumbo reverse mortgages work for high-value homes that exceed FHA HECM loan limits, which lenders offer them, and what MLOs need to know.

The FHA HECM program has a maximum loan limit that caps the home value used to calculate loan proceeds. For homeowners with high-value properties, proprietary jumbo reverse mortgage products fill the gap, allowing larger loan amounts without the FHA program's constraints.

What Is a Jumbo Reverse Mortgage

Jumbo reverse mortgages are privately issued products not backed by FHA insurance. They function similarly to HECMs, with no required monthly payments, accruing interest, and the loan becoming due on sale, death, or extended absence, but they are underwritten and priced independently by the issuing lender.

Because they lack FHA backing, jumbo reverse mortgages are not subject to the FHA loan limit, the Mortgage Insurance Premium (MIP), or FHA's property eligibility rules. This creates both advantages and additional considerations for borrowers.

When a Jumbo Reverse Makes Sense

  • The home's appraised value exceeds the FHA HECM lending limit and the borrower wants maximum loan proceeds based on actual home value
  • The property type is ineligible under FHA (some high-end condos, unique properties, or non-FHA-approved condo projects)
  • The borrower wants to avoid the FHA MIP
  • The borrower is younger than 62; some proprietary products lower the minimum age to 55
  • The borrower wants a fixed-rate lump sum on a high-value property

Key Program Differences vs. HECM

Jumbo reverse mortgages are not federally insured, so the non-recourse protection (guaranteeing the borrower or heirs never owe more than the home's value at sale) is provided contractually by the lender rather than through FHA insurance. Review the specific lender's non-recourse terms carefully.

  • No FHA MIP means lower upfront and ongoing costs for large loan amounts
  • Independent counseling is not federally required on proprietary products, though some lenders require it
  • Disbursement options may be more limited; many jumbo products offer lump sum only rather than a line of credit or monthly payments
  • Property eligibility criteria are lender-defined, not HUD-defined
  • The loan limit (maximum loan amount) varies by lender and can range from roughly $2 million to $6 million

Minimum Age Requirements

Several proprietary jumbo reverse products have lowered the minimum age to 55, expanding the eligible population significantly. A 58-year-old with a $3 million home who cannot access HECM until age 62 may qualify for a proprietary product today. Borrower age still affects the available loan proceeds; older borrowers can access a higher percentage of home value.

Originating Jumbo Reverse Mortgages

Jumbo reverse mortgages are not available through every wholesale lender. A narrower group of lenders issues proprietary products, and access is typically through designated wholesale or correspondent channels. MLOs interested in originating these products should identify which wholesale partners offer them and complete any required product training.

Compliance rules around disclosures, suitability discussions, and documentation of the borrower's understanding of the product still apply even without the HUD counseling mandate. Document thoroughly.
