  • Cold storage and specialized industrial: limited lender options; underwriting adds a premium for functional obsolescence risk
  • Owner-occupied industrial under $5 million: SBA 504 or SBA 7(a) are the most efficient financing paths

Key Underwriting Metrics

DSCR requirements for stabilized industrial typically run 1.20x to 1.25x for conventional portfolio lenders and CMBS. LTV caps are generally 65% to 75%. Cap rates on Class A industrial in major distribution markets have compressed to 4.0% to 5.5%. Underwriters focus on weighted average lease term, tenant credit quality, clear height, column spacing, and dock-high door ratios as indicators of functional utility and re-leasing potential.

SBA Programs for Industrial

SBA 504 and 7(a) programs are well-suited for owner-occupied industrial real estate. A manufacturer or distributor purchasing their own building can access 504 financing with as little as 10% down. For projects with energy-efficiency improvements, the CDC debenture limit can reach $5.5 million per tranche.
