When Counseling Is Required
HECM reverse mortgages require HUD-approved counseling before a case number can be assigned. The NACA mortgage program requires completion of their HUD-approved workshop. Many state DPA and bond loan programs require counseling as a condition of participation. First-generation homebuyer programs may also include this requirement.

How to Find an Approved Counselor
HUD maintains a searchable database at hud.gov. Borrowers can search by state, county, or zip code. They can also call 800-569-4287. Costs vary; many agencies offer counseling at no charge or for a nominal fee. Online and telephone counseling options are available through most approved agencies.
Certificate Validity and Pipeline Timing
Most counseling certificates expire within 6 to 12 months depending on the program. Build counseling completion into your early pipeline checklist for any loan where it is required. Do not wait until a week before closing to discover the borrower has not completed it.
