Galvanized Pipes and Mortgage Approval in 2026: FHA, VA, and Lender Overlays

Galvanized steel plumbing is a common issue in older homes that affects FHA and VA financing. Here is how lenders and appraisers handle it and what repair options exist.

Galvanized steel pipes were standard residential plumbing through the 1960s and into the 1970s. They corrode from the inside out, causing reduced water pressure and eventually pipe failure. In markets where older housing stock dominates -- including many Northeast and Midwest cities -- galvanized plumbing shows up regularly in FHA and VA transactions and is one of the more frequent causes of repair conditions.

How Appraisers Flag Plumbing Issues

Appraisers are not inspectors and do not test plumbing. But appraisers are required to note any visible evidence of plumbing failure: discoloration around fixtures, low water pressure observed during the inspection, visible pipe corrosion in the basement or crawl space, or staining on ceilings and walls consistent with leaks. FHA Handbook 4000.1 requires the appraiser to flag any evidence of inadequate plumbing or drainage.

FHA and VA Plumbing Standards

  • FHA requires the property to have safe, adequate domestic hot and cold water supply; if galvanized pipes are failing and affecting water pressure or delivery, it is a repair condition
  • VA Minimum Property Requirements include safe and sanitary plumbing; active leaks or failure evidence trigger a required repair
  • Conventional lenders: no specific agency plumbing standard; the appraiser notes condition and the underwriter uses judgment; many lenders apply an overlay requiring a plumber's certification if galvanized pipes are visible
  • Some lenders require a plumbing inspection report from a licensed plumber as part of the conditions if galvanized pipes are noted in the appraisal

Managing Galvanized Pipe Files

On older properties in markets where galvanized plumbing is common, discuss the risk with buyers before appraisal. If the sellers are aware of the condition, a plumber's inspection before listing can establish the actual scope of the issue. Sellers can address isolated section replacements before closing rather than facing a full re-pipe demand. For sellers unwilling to repair, conventional financing is typically more flexible than FHA or VA on this specific condition.
