Figure Technologies entered the DSCR lending space in late 2025 with a product designed around full automation. Most DSCR lenders use technology to assist underwriters. Figure's approach removes the underwriter from the process entirely -- the platform makes the credit decision automatically with no manual review, no exceptions, and no human override available. For investors who qualify within the automated parameters, this produces a fundamentally faster and simpler closing experience.

  • Loan amounts: $75,000 to $1,000,000; Michigan minimum is $10,000
  • Term: 30-year fixed, fully amortizing
  • Minimum FICO: 660 (Experian FICO 9 specifically)
  • Minimum DSCR: 1.0 (gross rental income divided by PITIA)
  • Maximum CLTV: 80% rate/term refinance; 75% cash-out
  • Property types: SFR, townhomes, PUDs, condos, and 2-4 unit multifamily; investment and business purpose only
  • Lien position: first lien only

What Makes Figure Different From Standard DSCR

Three operational distinctions set Figure apart from every other DSCR lender. First, Figure does not use title insurance -- they have built a proprietary instant lien search that replaces it, reducing closing costs and time. This is specific to Figure and does not apply to other lenders or other products. Second, all closings go through ServiceLink in person -- remote or mail-away closings are not available. Inexperienced Investor Overlays

  • Applies when the borrower has owned the subject property fewer than 365 days
  • Minimum FICO increases to 700
  • Maximum loan amount drops to $500,000
  • Maximum LTV reduced by 5%
  • Minimum DSCR increases by 0.1 above the standard floor

Reserve Requirements

Single-unit properties require 3 months PITIA in reserves. Two-to-four unit properties require 6 months. Each additional active Figure application or funded Figure loan adds 2 months for single units or 4 months for 2-4 unit properties. All reserve funds must be seasoned 90 days. Cash-out proceeds can satisfy reserve requirements if the borrower has 720 or above FICO, but a 5% LTV reduction applies when using cash-out proceeds for this purpose.

Who Figure Is and Is Not Right For

Figure is best for investors who want the fastest, most automated DSCR experience within a $75K-$1M loan band and can tolerate in-person closing through ServiceLink. It is not right for investors who need loan amounts above $1M, DSCR below 1.0, manual review of any kind, remote closing, or exceptions to any of the automated guidelines. The no-exceptions policy is a hard constraint, not a preference.
