Desk Review vs. Drive-By Appraisal 2026: When Each Is Acceptable

Lenders use desk reviews and drive-by appraisals for specific scenarios. Here is when each applies and what it means for your file.

Full interior appraisals are the default for most purchase and refinance transactions, but lenders and agencies have created alternative valuation options for lower-risk scenarios. Understanding the hierarchy from desktop to drive-by to full appraisal determines how quickly your file can close and what it costs.

Desk Review

  • A desk review is a review of an existing appraisal report by a second appraiser who does not visit the property. The reviewing appraiser examines the original report for guideline compliance, comparable selection logic, and opinion of value supportability.
  • Lenders order desk reviews when they believe the original appraisal has issues but do not want to order a full second appraisal. They are also used in quality control workflows after closing.
  • A desk review does not substitute for an appraisal. It is an evaluation of an existing appraisal, not an independent valuation. You cannot use a desk review in place of a required full appraisal.

Drive-By or Exterior-Only Appraisal

  • A drive-by appraisal, formally called a Form 2055 for conventional or an exterior-only inspection for FHA, involves an appraiser who inspects the exterior of the property only and completes a limited appraisal report.
  • Drive-by appraisals are acceptable in limited circumstances: some refinance transactions, low-LTV situations where the lender accepts the property condition risk, and second mortgage loans where a full appraisal was completed recently.
  • Fannie Mae's desktop underwriter may approve a drive-by appraisal as a condition of the AUS finding. This is different from a lender-ordered drive-by and carries agency backing.

When Each Is Ordered

  • Full appraisal: required for all purchase transactions, most refinances, and any time the borrower file is borderline or the property has unusual characteristics.
  • Drive-by: available on certain refinances, non-QM investor loans, and low-LTV portfolio products where the lender accepts exterior-only inspection.
  • Desktop appraisal or value acceptance: available when DU or LP issues an appraisal waiver based on automated valuation models. No appraiser involvement required.
  • Desk review: ordered after the fact for QC purposes or when underwriting questions the original appraisal.
