DSCR loans qualify based on property cash flow rather than borrower income. But the numerator in the DSCR ratio is not standardized across lenders, which means the same property can be eligible at one lender and declined at another.
Method 1: Gross Rent DSCR
The simplest approach: DSCR equals gross monthly rent divided by PITIA (principal, interest, taxes, insurance, and HOA dues). Gross rent is taken from the lease agreement or a market rent appraisal (Form 1007 for single-family or Form 216 for 2-4 unit). No expense deduction is applied. A property renting for $2,500 per month with PITIA of $2,200 has a DSCR of 1.136. This method produces the most favorable DSCR for well-located properties in strong rental markets.
Method 2: Net Operating Income DSCR
- ✦NOI equals gross rent minus a vacancy factor (typically 5% to 10%) and operating expenses (property management, maintenance reserves, insurance, taxes)
- ✦NOI is then divided by annual debt service (P+I only, not including taxes and insurance)
- ✦This method is more common in commercial and multifamily lending but is used by some non-QM lenders for single-family rentals
- ✦The same property with $2,500 rent, 8% vacancy, and 30% expense ratio produces NOI of $1,610 per month; DSCR against P+I of $1,800 is only 0.894, which fails most lender minimums
DSCR Minimums by Lender Category
Most non-QM lenders require a minimum DSCR of 1.0 or 1.1 at standard pricing. DSCR below 1.0 (cash-flow negative properties) is allowed by some lenders down to 0.75, but with higher rates, lower LTV caps, and FICO requirements of 700 or above. Always confirm which DSCR calculation method a lender uses before quoting a borrower a maximum loan amount based on the property's rent roll.
