Credit Dispute Timing During the Mortgage Process

An active credit dispute can stop a mortgage cold. Learn when disputes help, when they block approval, and how to time them correctly.

A credit dispute opened at the wrong time can freeze a mortgage application for weeks. The rules differ by loan program, and the timing matters as much as the dispute itself.

Why Disputes Block Underwriting

When a tradeline is under active dispute, the credit bureau temporarily suppresses the derogatory information. This means the FICO score may be artificially inflated and the derogatory data excluded from the debt-to-income ratio. Automated underwriting systems (DU and LP) will flag active disputes above certain thresholds and either issue a referral or a hard denial requiring the dispute to be removed before the file can proceed.

Agency Dispute Rules by Program

  • Fannie Mae DU: disputes on non-medical tradelines with a combined outstanding balance over $1,000 result in an Ineligible finding; disputes must be withdrawn before resubmission
  • Freddie Mac LP: similar threshold; active disputes flagged at submission may require manual review letter from borrower
  • FHA: HUD Handbook 4000.1 requires disputed derogatory accounts with balances over $1,000 be excluded from DTI manually or the dispute removed; medical collections are excluded from this rule
  • VA: VA Lenders Handbook does not automatically disqualify for disputes, but underwriters must document and consider disputed tradelines in the overall credit narrative
  • Non-QM: most non-QM lenders do not restrict disputes but require updated tri-merge after resolution to confirm the score used is accurate

The Right Sequence for Borrowers

The safest approach is to resolve disputes before application, not during processing. If a dispute must be withdrawn, allow 30 to 45 days for credit bureau updates to flow through and obtain a new tri-merge before resubmitting to DU or LP. Withdrawing a dispute mid-process and rerunning AUS on the same credit pull is a common mistake; bureau data does not update instantly.
