Condo Hotel Mortgage 2026: Why Most Lenders Decline and Who Still Does Them

Condo hotels are among the most restricted property types in residential lending. Fannie Mae, FHA, and VA treat them as ineligible. Portfolio and non-QM lenders are the primary alternative.

A condo hotel (condotel) is a unit within a hotel building that an individual buyer purchases and can use personally while the hotel management company rents it out when the owner is not in residence. This rental pool structure is the reason most agency lenders decline condotels entirely. The property does not function as standard residential real estate.

Why Agencies Exclude Condo Hotels

Fannie Mae (B4-2.1-02) lists condo hotels as a property type subject to special review and generally ineligible unless the unit operates independently from the hotel rental program with no mandatory participation requirements. The core issue is control: the owner cannot independently rent the unit, cannot use it as a primary or second home without hotel approval, and the rental income flows through a managed program that functions like a commercial lodging operation. FHA does not insure condo hotel units. VA does not guarantee loans on condotels.

Who Still Does Condotel Financing

Portfolio lenders with specific condotel programs remain available. These lenders underwrite based on asset value and rental income history from the hotel program. Expect: minimum 25% to 30% down payment, rates 1.5% to 2% above comparable condo rates, full documentation of rental income history, and project review including the hotel management agreement.

  • Is there a mandatory rental pool participation requirement? If yes, Fannie/Freddie/FHA/VA are out
  • Can the owner use the unit as a primary or second home without hotel approval?
