Bank Statement Mortgage Business Account 2026: How Lenders Calculate Income from Business Deposits

Using business bank statements to qualify a self-employed borrower involves an expense factor calculation that varies by lender. Here is how it works and what affects the qualifying income.

Bank statement loans for self-employed borrowers can use 12 or 24 months of personal or business bank statements in place of tax returns. When business statements are used, the income calculation includes an expense factor that reduces gross deposits to a net qualifying income.

The Expense Factor

Business bank statement programs apply an expense factor to account for business operating costs that pass through the account. If a business receives $20,000 in monthly deposits but has significant operating expenses, the lender does not count the full $20,000 as income. Expense factors vary by lender but commonly range from 10% to 50% depending on the business type. A service business with minimal overhead may receive a 10-15% expense reduction; a business with high COGS may see 40-50%.

CPA Letter Alternative

Some lenders allow a CPA-prepared expense letter that specifies the actual expense ratio for the business rather than applying a standard factor. If the actual expense ratio is lower than the lender's standard factor, a CPA letter can increase qualifying income. The CPA must attest to the ratio on firm letterhead.

Personal vs. Business Statements

Personal bank statement programs count 100% of deposits (less non-income items like transfers and loan proceeds). Business bank statement programs apply the expense factor. A borrower who takes all business income as a draw into a personal account can often qualify at a higher income using personal statements -- but the lender must verify that the deposits are all business-related.

What Gets Excluded from Deposits

Lenders exclude inter-account transfers, loan proceeds, tax refunds, and non-business deposits from the qualifying calculation. Large one-time deposits require documentation of source.
